Price. We cannot change prices. And this trend is all over the world - the closer a significant, well-known object, the higher the price. Especially if we are talking about Istanbul and the sea. This is a huge city and price increases are inevitable. Moreover, the earth tends to end. For example, there is no land for building in the center, so villas on the Bosphorus do not cost less than a million dollars. Everyone in the world knows where the Bosphorus is located and there are a limited number of these villas. This determines the high price.
Demand. In 2 days I had 3 requests for this land in Istanbul. And that's just me, not counting other agents who are also actively working.
Time. I can't change the prices and the state of affairs. Therefore, my advice is either you calmly choose from what is available in the near future, build and calmly wait for a price increase in order to profitably resell or rent or enjoy the sea view from your window, or throw this idea away. Istanbul is not infinite and the land is running out, which leads to higher prices.
